Penny's Diner is a genuine diner, not a replica. The definition of a genuine diner is a long narrow restaurant built at a factory and trucked to the installation site. The foundation, anchoring, final assembly and kitchen installation are done on site. Penny's Diner was newly manufactured in Florida and trucked to the current location in Marysville, Kansas.

The design of Penny's Diner includes many archetypal diner features, such as a visible kitchen, and both counter and booth seating.
